Building Envelope
We think about the exterior of this ADU as the system that quietly supports everything inside. On the outside, we select materials that tolerate sun exposure and seasonal shifts without requiring frequent maintenance. To keep comfort consistent, we include a complete air sealing package that reduces energy loss and helps heating and cooling equipment operate efficiently instead of compensating for drafts or pressure loss.
For plumbing, we use PEX supply lines with a manifold configuration to deliver even water pressure across fixtures and reduce the chance of concealed leaks, which matters in a home designed for daily use.
Interior Finishes
Inside, our focus stays on how the space will feel after years of use. We want materials to remain comfortable, reliable, and visually beautiful long after move-in day. We use durable yet refined quartz or porcelain for countertops, engineered hardwood or resilient vinyl for flooring, solid-core interior doors, quality plumbing fixtures, and tile finishes in kitchens and bathrooms. The goal is an interior that continues to feel welcoming whether the ADU serves as a primary residence, a rental, or a long-term home for a family.
Optional Upgrades
If resources allow and you want to take this ADU one level higher, you can opt for advanced insulation, higher-grade window systems, or ducted mini-split heating and cooling. Other upgrades include solar readiness, EV-capable electrical infrastructure, smart security systems, and adaptable lighting. We also assist with exterior elements such as concrete paving or landscape design to create a cohesive indoor-outdoor connection.

The $120,000 starting price reflects the work required to build this ADU from the ground up. That includes architectural drawings for this specific plan, structural engineering, Title 24 energy compliance, and full construction of the ADU using our standard inclusions.
Our company coordinates the trades, manages the construction sequence, and oversees execution so the structure comes together as designed.
Permit fees, city plan checks, and finish selections such as appliances, flooring, tile, windows and doors, skylights, millwork, stone surfaces, and certain mechanical systems are not included in the base price.
By handling these items outside the base scope, you stay in control of where to invest and where to simplify. Nothing ever gets added later without discussion.
