/ What to Know Before Starting an ADU Project

ADU Construction

Before embarking on your ADU construction project in Los Angeles, there are several key considerations:

  • Site Plan: Firstly, you’ll need a comprehensive site plan that aligns with local land use and design rules, which an experienced ADU contractor can help you develop. This plan is essential for obtaining permits and approvals smoothly.
  • Compliance: Secondly, compliance with state safety, fire, and green building standards is mandatory. ADU builders must ensure the ADU meets these stringent regulations.
  • Utilities: Additionally, it’s vital to coordinate with local utilities to meet requirements for water, power, and sewage. This ensures seamless integration into the ADU construction process in Los Angeles.

By addressing these critical considerations beforehand, ADU contractors can effectively navigate the complexities of ADU construction in Los Angeles.

ADUs in  Los Angeles

From the Ground Up

Whether you’re considering an attached or detached ADU in Los Angeles, choosing the right approach depends on various factors. An experienced ADU contractor can help you navigate these options. An attached ADU offers cost-effectiveness by sharing walls and utilities with the main house, making it easier to integrate with the existing structure and often simplifying the permitting process. However, it may have limitations in space and privacy due to its proximity to the main residence. On the other hand, a detached ADU provides greater privacy, flexibility in design, and potential for increased property value. It can serve as a standalone rental unit or guest house but typically involves higher construction costs and more complex permitting requirements.

ADU Garage Conversion

Transforming your existing garage into a beautiful, functional living space in Los Angeles offers several advantages. Converting a garage allows you to maximize existing square footage without expanding the footprint of your home, making it a cost-effective option. It provides flexibility in design, allowing you to create a customized living area tailored to your needs, whether it’s a guest suite, home office, or rental unit. This transformation can also enhance the overall aesthetics and value of your property, potentially increasing resale value. However, garage conversions may involve considerations such as zoning regulations, building permits, and ensuring proper insulation and utilities integration. Partnering with experienced ADU contractors specializing in garage conversions ensures a smooth process from planning and design to construction and finishing touches.

What was important for me about Neev that made me hire him was that when I asked him serious questions, he had the answers. I felt like I could trust him to do what he said and if he did what he said, I knew I’d be happy. The communication was great, I spoke with Neev every day, if not once, maybe two-three times. The quality of the job came out just as I expected, really good. The project came in before the deadline and right on budget. What more can you ask for these days?

Things that were important to us when starting the project - we knew there were going to be some tough aspects of the renovation, like structural changes. We knew we were going to have to get permits, and we also had a timeline that we wanted to work in because we were not living in the house yet, we were living in the previous apartment. So we wanted to get the renovations done fairly quickly, so that we could move out of our old apartment and move into your house. The overall experience working with Oasis was great! Construction is a difficult process, and it's never easy - but it went as smoothly as we could've ever expected, with the amount of work that we did. I found that the quality of Neev's work was really high standard, and I really like everybody that I've met on the construction site. We're very happy that we chose Oasis Builders for this remodel. We would definitely recommend Oasis Builders to anyone else.

Yes, you need specific permits to build an ADU in Los Angeles. This includes obtaining zoning clearances, building permits, and adhering to local regulations. For example, if your property is in a historic preservation overlay zone, your ADU contractor may need to help you obtain additional approvals.

What is the new law in Los Angeles for ADUs?

The new laws in Los Angeles have streamlined the process for building ADUs, including reduced setbacks, increased maximum sizes, and the elimination of certain fees. Your ADU contractor can now build an ADU up to 1,200 sq ft regardless of the lot size, and parking requirements have been relaxed if the ADU is near public transportation.

How much does it cost to build an ADU in Los Angeles?

Costs can vary, but typically, ADU contractors charge between $100,000 and $300,000. For instance, a simple garage conversion might cost around $100,000, while a high-end detached ADU with custom finishes and landscaping could exceed $300,000.

How long does it take to build an ADU in Los Angeles?

Typically, your ADU contractor will need 6 to 12 months to finish an ADU project in Los Angeles. This process involves design and planning (2-3 months), obtaining permits (2-3 months), and actual construction (4-6 months).

Can you build a 2-story ADU in Los Angeles?

Yes, your ADU contractor can build a 2-story ADU in Los Angeles, subject to zoning and building regulations. For example, height restrictions typically limit ADUs to 16 feet, but a 2-story ADU might be allowed if it fits within these limits and meets additional requirements like neighbor privacy considerations.

How big can an ADU be in Los Angeles?

ADUs in Los Angeles can be up to 1,200 sq ft, but this may vary depending on the lot size and other factors. For example, a detached ADU on a large lot can be built to the maximum size, while an ADU on a smaller lot might be restricted to a smaller footprint to comply with setback and coverage rules.

How much is a permit to build an ADU in Los Angeles?

Your ADU contractor can help navigate permit costs, which typically range from $1,000 to $8,000, depending on the project. For example, fees may include planning department fees, building permit fees, and impact fees, though some fees have been reduced or waived under recent state laws to encourage ADU construction.

What type of ADU is the least expensive in Los Angeles?

Garage conversions are typically the least expensive type of ADU in Los Angeles. For example, converting an existing garage might cost around $100,000, as it involves less site preparation and foundation work compared to building a new detached unit.

How many bedrooms can an ADU have in Los Angeles?
