Modern Studio ADU
Some homeowners come to us asking for a studio ADU because they need extra space. Others come because they want a small home that feels settled. This studio ADU floor plan was created for both. Rather than forcing function through partitions, we designed this ADU to rely on layout clarity and material continuity. This floor plan is permit-ready, but you still have choices to make it your own.

ADU Build Details
Building Envelope
We build the exterior of this ADU with everyday comfort in mind: advanced insulation systems that perform well in Los Angeles heat, coastal air, and seasonal shifts, along with exterior finishes and roofing materials that handle sun exposure. We size electrical infrastructure to support modern living, including smart systems and future upgrades, typically within a 125–200 amp range depending on configuration.
Interior Finishes
Our standard interior finish suggestions aim for durability and cohesion rather than short-lived trends: engineered hardwood or vinyl flooring, luxury plumbing fixtures, solid wood cabinetry, and quartz, quartzite, or porcelain countertops. These materials hold their appearance over time and work well for rentals, guest use, or long-term living.
Optional Upgrades
Optional upgrades allow this studio ADU to support different priorities over time. Some homeowners focus on comfort and acoustic control with enhanced insulation, higher-grade window systems, or ducted mini-split heating and cooling for quiet, even temperatures. Others look toward flexibility and future readiness through solar preparation, EV-capable electrical capacity, smart home security, or lighting systems that adapt to daily routines.
Each upgrade serves a specific purpose. We help evaluate which additions provide real value so the ADU stays efficient, adaptable, and right-sized rather than overbuilt.

YOU ASK WE ANSWER

The $120,000 starting price for this pre-approved studio ADU covers labor, coordination, and construction execution. In other words, it includes architectural design tied to this floor plan, structural engineering, Title 24 energy compliance, and full turnkey construction of the ADU shell and interior build-out based on standard inclusions.
Some costs depend too heavily on personal preference or city requirements to include responsibly in a base price. Permit fees, city plan checks, and finished materials such as appliances, flooring, tile, windows and doors, skylights, millwork, stone slabs, and specific mechanical systems remain separate. This approach keeps pricing honest and lets you control selections that shape the final look and feel.
A pre-approved ADU floor plan gives you momentum. Instead of spending months debating layouts and revising drawings, you begin with something that already works. This studio ADU floor plan has gone through review, construction, and real-world use, which helps the project move forward with fewer delays and fewer unknowns. Most homeowners tell us the biggest benefit feels less technical and more emotional. They gain confidence early, make decisions faster, and spend less time worrying about what might go wrong later.
Homeowners choose us as their remodeling contractor because they value honesty, follow-through, and a finished space that feels right. We explain what we build in plain language, show where the money goes, and stay present throughout the project. Clients often tell us they feel supported rather than managed. We build carefully, communicate directly, and stand behind what we deliver. When the ADU is finished, it should feel like a smart decision, not a compromise.
