A Studio ADU, Done Right

We offer this 350-square-foot ADU floor plan for homeowners who want a space that feels settled, welcoming, and genuinely livable. After building dozens of ADUs for families across Los Angeles, our company knows how much comfort matters in a smaller home. This studio ADU floor plan creates a sense of ease the moment you walk in, with natural flow between the living area, kitchen, and sleeping space.

We offer this ADU as a fully thought-out starting point, not a rigid package. The plan comes ready for approval, yet it leaves room for personal choices. Clients often adjust finishes, systems, and upgrades to match their budget and lifestyle, and we guide those decisions based on real build experience. The result feels personal, not prepackaged.

If you’d like to learn how a build like this moves from planning to completion, our ADU construction services page covers the full construction process.

ADU Build Details

Building Envelope

We build the envelope of this 350-square-foot ADU to feel solid, quiet, and comfortable in everyday use. Our company uses advanced insulation systems and dual-sealed, dual-pane Low-E windows that perform well in real California conditions, not just in theory. These choices help regulate indoor temperature, reduce outside noise, and keep energy use predictable over time. We pair them with exterior materials such as cool roof shingles or smooth stucco or siding with a complete moisture barrier, so the home holds up with minimal maintenance and continues to perform season after season.

Interior Finishes

We approach interior finishes with long-term use in mind. We use solid wood cabinetry with soft-close hardware, durable yet refined quartz or porcelain countertops, engineered hardwood or vinyl flooring, and solid-core Shaker or modern flush interior doors. Wall finishes and material choices need to look good, feel comfortable, and hold up to daily wear. Our standard selections focus on materials that age well, stay easy to maintain, and continue to feel intentional over time, whether this 350-square-foot ADU becomes a rental, a guest space, or a long-term residence.

Optional Upgrades

Optional upgrades allow you to tailor this 350-square-foot ADU to how you plan to live in it. Many clients choose features like LED lighting controls, whole-home water filtration, enhanced insulation, or triple-pane windows to improve comfort and efficiency. Others add ducted mini-split systems for quiet, zoned climate control, EV-ready circuits, solar, or smart home security for convenience and future readiness. Exterior options such as hardscape preparation, outdoor gas lines, drainage improvements, or sub-metered utilities help the ADU function smoothly as an independent home.

YOU ASK WE ANSWER

What’s Included in the Base Price?

With this 350-square-foot pre-approved ADU floor plan, you get a complete, coordinated scope that carries your project from the first idea all the way through construction. What’s included is architectural design, structural engineering, Title 24 energy compliance, and full turnkey construction, all handled by our company so you don’t have to juggle multiple consultants or manage loose ends.

What’s Not Included?

We want you to know exactly what you’re paying for. This pre-approved ADU plan does not include permit fees, city-issued blueprints, or finished materials such as appliances, tile, flooring, windows and doors, skylights, hardscape or landscape work, custom millwork, stone slabs like countertops, or specific systems like AC units and tankless water heaters. We separate these items on purpose. It gives you control over final selections and budget, instead of forcing you into choices that may not fit your style or priorities. Nothing is hidden, and nothing gets added later without a clear conversation first.

Why Is This a Good Place to Start?

By starting with this 350-square-foot ADU floor plan, you save months of back-and-forth and avoid design costs that often add up quickly. You move forward with a plan that has already been reviewed, built, and refined, which means fewer surprises and a smoother path to completion.

Why Do Homeowners Trust Us With Their ADU?

Homeowners work with our remodeling company because we value clarity and honesty as much as craftsmanship. We provide transparent estimates and spell out what’s included and what’s not, so there are no surprises halfway through the project. While our pricing may appear higher at first glance, clients often save in the long run by avoiding rework, change orders, and hidden costs that come from vague scopes. We build carefully, ethically, and with long-term performance in mind, so you don’t pay twice for the same work or wait on unresolved back orders. What we promise is what we deliver.
