Original Challenges
This Marina Del Rey townhouse presented meaningful structural and logistical constraints. The clients wanted a full kitchen redesign featuring custom European cabinetry and a large two-tier island, along with a complete primary bathroom overhaul and large-format porcelain slabs for the living room fireplace surround.
The cabinetry came from a European manufacturer with a four-month production timeline. The multi-story structure included fixed floor and ceiling joists, which limited flexibility for relocating drains and supply lines. In addition, the property required a main electrical panel upgrade and asbestos abatement in the garage before renovation could proceed.
Every plumbing adjustment in this townhouse remodel required strategy. We restructured the kitchen layout to support the two-tier island while working within the existing framing system. In the primary bathroom, we repositioned fixtures and constructed a dual shower for him and her with a continuous linear drain to ensure proper slope and long-term performance.
For the fireplace, we rebuilt the framing to support the electric insert and large porcelain slab installation. We coordinated closely with the European cabinetry manufacturer and structured the construction schedule around the production timeline to avoid delays. The electrical panel was upgraded, new circuits were routed through all three floors, and the system was brought up to current code standards. We installed high-quality engineered flooring throughout the townhouse and introduced a modern glass railing to the stairwell.
Material Choices
The design direction marries contemporary modern architecture with warmth and texture. Porcelain slab surfaces define both the kitchen backsplash and fireplace surround, introducing visual continuity throughout the house. Custom European cabinetry speaks of elegance and class, while the two-tier island with natural wood tones softens the space and brings in character.
We selected engineered wood flooring for its durability and visual appeal. The glass stair railing brings in a modern minimalist touch.
In the bathrooms, refined fixtures and premium ceramic tiles in white and beige tones create spa-level functionality within a structurally complex footprint.
